Granby Village was built by Wimpey homes in 1991. It was one of the first residential properties in Manchester before the building boom started. Granby Village is part of the Whitworth St Conservation Area:

The concierges usually have split shifts to cover most of the day. Please avoid contacting the concierges for anything non urgent after 11pm. You can contact the concierges via their mobile for anything urgent 24 hours.

The Management Company

The Management company is the company that owns the freehold and is owned by all apartment owners collectively. When you see reference to The Management Company, it is reference to the collection of apartment owners formalised into the managing company.

They are responsible for managing the complex on a day-to-day basis. Some larger or tradesman maintenance items will be managed by Scanlans.

Directors

Each block has its own director, they are responsible for the management of Granby Village, setting budgets and deciding on spending priorities. They can be contacted if you need to escalate any issues. Two directors are up for re-election every year on a rota basis at the AGM. The directors are unpaid apartment owners who have volunteered to be directors of Granby Village aka The Management Company.

Fire Alarms and Fire Proofing. 

There are specific instructions and documentation below in what to do if there is a fire. Please click and ensure you know your fire and evacuation plans below for your own building.

​​​​​​​​Fire safety information:

  • The complex is designed to contain fires for at least an hour as each apartment is built to contain fires.

  • There are fire exits for all apartment buildings. Please ensure you know the location of these.

  • Please keep fire exits clear of rubbish at all times and ensure fire exit doors are always closed. 

  • The corridor doors and bin chute doors are also designed to contain fires. 

  • The underground car park has an extensive sprinkler system to contain fires. 

  • All apartments should have a smoke alarm fitted. 

  • Please plan ahead and think what you would do if there was a fire. There has been contained fires before in our complex and one of An apartment in the building next door recently was destroyed by fire and the building was evacuated, so please take this seriously.

Security - ​Door Codes and Access. â€‹

There are codes for all the main doors excluding 55-57 Whitworth St. These are entered into the numeric keypad. Press Bell, then the code, then Bell again.

​

55-57 Whitworth St uses a Facial Recognition and optional Keyfobs and does not use codes. Most residents prefer the facial recognition to other methods. Please ensure you inform the concierge if you lose a door Keyfob, as it is against your name and can be cancelled.

​

The Main door codes all change the first Wednesday of the month at roughly 12:00. The concierge will put the new codes into everyone’s letter boxes a few days before. Apartment owners will usually be emailed the new codes also if you’ve requested to go on the Scanlans mailing list.

​

All floors in all buildings have a mechanical door lock with a unique code. Please ask the Concierge for this code if needed. Proof of residency will be required.

​

All the external gates and car park entrances also have a mechanical code lock. These are typically changed every three months.

The Post Rooms in some buildings also have a code and mechanical lock. Please ask the concierge for these. Proof of residency will be required.

​

The Communal Garden to the back of Venice Court and Velvet Court also has a mechanical code lock. This is the same code as the Car Park and Gates Code.

​

Please note some mechanical code locks require you to Press C to clear the code before the code can be entered.

The mechanical code lock for the direct access into Velvet House from the Car Park uses the same code (but only the last three digits) as the Velvet House main entry code.

The Car Park Remote Controls to open the gates can be purchased from Scanlans (Managing Agent) for £40.

 

 

Car Park Security

There are regular security incidents in the car park. All the historic incidents are usually centred around broken car windows as items were on display. So please hide all items in your car when parking.

​

From watching CCTV nearly all the thieves gain entry by walking though the car park gates as cars as driving in. This is why we ask drivers to all wait by the gates until they close before driving off to ensure nobody sneaks in past the open gates.

​

Other incidents in the Car Park centre around bike theft. Bikes are frequently stolen when secured to pipes or other items. This is why the bike store was created and CCTV installed outside and inside it.

 

CCTV Video and Audio Recordings

We have many cameras all around the complex, both internally and externally. These are to deter and catch thieves and anti-social behaviour. The cameras in the door unit intercoms also record audio and video.

If you have a parcel go missing and you suspect it has been stolen or you need CCTV evidence for a police investigation please contact the Concierges.

 

Direct Car Park Access

Bombay House and Velvet House have direct access to the Car Park without having to step outside.

Bombay House via the fire exit, however it only exits to the lower car park floor.

Velvet House via a staircase from the main lobby/entrance hall.

 

Access to the Gym/Pool/Games Room

Entrance to the Gym/Pool/Games Room is from either one of two doors.

​

The Main Gym Door – This door is accessible from the rear of Bombay house/55-57 Whitworth St Courtyard. You go down the steps to the Car Park/Basement level and the door is on your right (where the car park door is on your left).

​

The 55-57 Internal Pool Door – This door at the bottom of the stairs in 55-57 brings you out near the pool. Only 55-57 residents are allowing to use this door on the system to either enter or exit via this door.

​

The Gym doors use a facial recognition system. A biometric system was chosen as historically previous residents have given our access to their friends etc. Having a biometric access control system removes this issue.

​

To be activated on this gym doors you need a smartphone and an invite from the Concierge. When registering please provide:

Apartment Number, Building, First Name, Last name, Email Address

Once you receive your invite via email you then complete the setup process on your own smartphone by scanning your face. No other method of access to the gym is allows e.g. PIN code or Keyfob. Even residents with Keyfobs for 55-57 will not be able to gain access to the gym via these.

As residents don’t tell us when they leave, we will automatically disable and then remove users from the system if they have not used the facility in months.

​

Doors on Latches

Often residents will leave doors on latches. Please don’t do this as we have a real issue with security at Granby Village. A good percentage of door locks will be disabled by residents and they will forget to re-activate them. Please don’t put doors on latches. There have been incidents where people have roamed between floors because of open latches.

 

Access to 55-57 Whitworth St and Intercom Directory

The same system that is on the gym doors is also on the doors for 55-57 Whitworth St. The system uses either Face Recognition or Keyfobs to open the doors. Most residents prefer to use the facial recognition so they don’t need to carry a key. You will need to register an account with the concierge. When registering please provide:

Apartment Number, Building, First Name, Last name, Email Address]

​

Around half the apartments have intercom viewers in the apartments to answer calls from the doors. However, everyone can also register their smartphones to accept incoming calls from the doors, remotely speak to visitors and open the door remotely. When somebody calls an apartment, it will ring all your designated devices at once.

​

Please let the concierge know which users you want to call when somebody selects your apartment from the outer doors.

It’s also recommended you let the concierge know if you are moving out of 55-57 so that you can be removed form the directory and no longer receive calls.

 

Challenging people following you through the doors. 

Most incidents of parcel thefts have been caused by people following residents through doors. 

Be wary of anybody outside or lurking/sitting outside a door. If somebody does follow you through the door, hang back and see if they know the codes to the secondary doors and don’t lead them through the second set.

Often when residents have challenged intruders, they will lie and say they are here visiting somebody. You can say you’re calling the concierge or the Police but please don’t put yourself in any risk.

Services Included in Service Charge

The Cleaners - The cleaners clean each block every day on the ground floor. The floors are done on specific days. 

Window Cleaning - The outside windows are cleaned once every three months. 

Gardeners - The Gardeners tend to the gardens once per week. 

 

 

The Bicycle Store

The secure bicycle store is located on the upper floor of the car park. The room has a green metal door and is located near the car park level entrance to Velvet house. Please ask the concierge for the code.

Please note from time to time we will dispose of bicycles we believe have been abandoned. Please watch out for noticed in advance of any of these events.

 

The Gym and Pool

Opening Hours: The Gym and pool are open from 05:30 to 23:00 every day. Due to the noise the Jacuzzi creates in the apartments above, the Jacuzzi closes an hour earlier at 22:00.

A high-speed complimentary Wi-Fi network has been installed through the gym, games room, changing rooms and pool.

Security and Cameras

All areas excluding the changing rooms have CCTV cameras and record video and sound 24 hours. This is to track damage, misuse, anti-social behaviour or mis-use. These recordings are also tied to entry logs on the security system.

 

Gym/Pool/Games Room (Leisure centre) Facility Usage

The facilities of Granby Village are for residents only and their guest. No access is permitted without an accompanying resident. Due to the biometric door access system, any damage or anti-social behaviour will mean you are banned from the facilities and your access will be revoked. You are also responsible for the actions of any guests you bring into these facilities.

​

The opening hours are from 05:30 to 23:00. The doors, Wi-Fi and ability to call the concierge is disabled outside these hours.

The jacuzzi closes at 22:00 to stop noise disturbing the residents above.

 

Rules

  • The gym is for Granby Village residents only

  • Personal trainers are not permitted to train members in the gym unless granted express permission in writing.

  • No animals (other than guide dogs) are allowed in the gym

  • There leisure centre has a string no smoking policy, this includes e-cigarettes and vapes.

  • Food and any glass or glass bottles are prohibited throughout the leisure centre.

  • No under 16’s allowed in the facilities unless accompanied by an adult

  • No drugs or alcohol is permitted in the leisure centre.

  • No ball games in the pool

  • No inflatables in the pool

  • No body oils or cream should be applied before using the jacuzzi as this effects the alkaline/acid levels.

  • Please ensure you return weight after use.

  • Please do not misuse weights by allowing them to drop to the floor.

  • Please ensure that the free weights are only used on the rubber mats. This is to protect the floor covering

  • Please clean down machines after use

  • Please always shower before entering the jacuzzi or pool.

  • Please ensure you take your items with you when you leave the leisure centre

  • There is an emergency call button for the concierge in the pool area.

  • Pleas remove any footwear when entering the pool area.

  • Please report any broken equipment or damage to the concierge.

  • The Management Company will accept no responsibility for any injury, loss or damage caused by anyone using the facilities and equipment. The leisure complex can be utilised by residents at their own risk.

  • Members are solely responsible for their own belongings whilst visiting the leisure centre.

  • The Management Company accept no responsibility for any loss or damage to personal property.

  • The Management company reserves the right to close the pool for health and safety or maintenance reasons.

  • The pool and jacuzzi water is tested regularly by the concierges.

The management company respectfully advise residents that they should study any instructions and seek appropriate advice before using the leisure centre facilities and any equipment provided.

There is Wi-Fi available in the leisure centre and gym.

 

The Sauna

The sauna is turned on via a time start button on the outside of the timer. When you press the sauna button, the sauna will be activated for one hour. The sauna takes 10 minutes to warm up.

Please shower after using the sauna and before entering the pool or jacuzzi.

 

The Games Room

Please do not damage any equipment

Please do not remove any equipment from the games room.

There is no vaping and smoking the gym.

Please report any broken equipment or damage to the concierge.

 

Communal Garden

There is a communal garden which is for use of residents and their guests. We've provided a wooden table.

The garden is open during the hours of sunlight.

Please don’t move the table to the grass as the shadow kills the grass.

BBQ’s are allowed, but please don’t put the BBQ on the table or other items that will be damaged by the heat. At the time of writing there is a shared BBQ provided, please ensure it is cleaned and re-covered when not in use (only cover when cold)

Please be mindful of any smoke direction from any BBQs and it entering apartments.

Please be respectful of the area and keep noise down for the apartments in close proximity.

 

Wi-Fi in Public Areas

There are three public Wi-Fi networks.

  • “Granby Village Gym & Pool” – This is available in the pool, changing rooms, games room and gym. The password is available to type or scan on posters on the Pool Wall, Games Room Wall or Gym Wall. Please note this Wi-Fi only operates the same times as the gym opening hours.

  • “Granby Village Residents” – This is available in all the Pool, Gym, Games Room and Changing Rooms, it’s also available in some communal areas such as 55-57 Whitworth St Lift Lobby. This will be expanded to other blocks as our data network expands in future. There are QR Codes to scan and the password shown in 55-57 Lift Lobby. This network operates 24 hours a day.

  • The Unifi Identity App used for Gym Access/Face Scanning also allows you to connect to a this additional public network when in range from your Identity App and phone. This covers all areas mentioned above, this stops you having to scan QR code or enter a password. 

 

Rubbish Disposal and Recycling

Each apartment block has its own bin chute, with a bin chute room on every floor. These bin chutes dump their waste in the car park upper-level council large waste bins. The concierges swap these bins when full and move outside on bin collection day

 

Items that will not easily fit down the big chute should be split and put down separately, or alternatively taken to the bins downstairs in the car park. Please contact the concierge to dispose of larger items and arrange their disposal.

 

Large cardboard boxes frequently block the bin chutes, so please break these up into smaller flat pieces that will easily go down and never force larger items down the chute. Also be careful not to overload the chute. Please also ensure your waste has gone down the chute before you walk away as a courtesy to your neighbours.

 

Please also consider selling or giving away unwanted items to neighbours. Often neighbours advertise items for sale or freecycling on the WhatsApp group.

​

Manchester Council picks up normal bins every Monday, Wednesday and Friday. Every Tuesday Morning this pickup the recycle bins and alternate which ones are picked up every week.  This service is included in your Council Tax payments to Manchester Council.

There are additional recycling bins in the upper car park from Manchester Council and are labelled paper and card, please use the:

  • blue bins for paper, card, and cartons

  • brown bins for mixed recycling (glass, plastic bottles, cans, and foil).

  • The red bins are for all other non-recycled materials

The recycling bins are stored on the top level of the car park near the gym entrance side.

Disposing of Large Items

Manchester Council will pick up larger household items for no charge three times a year, and a small fee for 4 or more times.

Please note that you have to personally arrange a pickup of large items and this cannot be done by the concierge, as this would then be classed as commercial waste. However, please speak to the concierge on where to put the large items for pickup by the council. It's a very simple process and takes less than a couple of minutes to complete the form and notify the concierge. â€‹â€‹

Deliveries and Couriers 

​The concierge can take deliveries for residents; however, they will not always be available to take these deliveries.

There are many places in the city centre where you can get your deliveries delivered to instead. Such places include Amazon lockers.

As a resident if you see a delivery in a communal area, we request that you take it to the secure post room as a courtesy to our other residents. This action can decrease the chances of parcel theft. We do have many incidents of parcel theft every year.

​

We also ask residents that if they see a parcel delivered to the wrong building you make the concierge aware or alternatively message the WhatsApp group.

​

Sometimes the WhatsApp group is useful to share a delivery picture to identify when a courier delivered to the wrong building.

 

Internet and Cable TV in the buildings

The building has been cabled up for

  • Virgin Media Cable TV and Internet over dedicated coaxial cable TV cables.

  • Hyperoptic Fibre Optic Internet on dedicated Ethernet cables to all apartments and optical fibres into the building.

  • BT down original copper phones cables.

  • BT Fibre is currently being looked into for upgrading the building (Apr 2025)

 

Water Bills

There are no water bills for residents. All water bills are included in the Service Charge. We are still billed via water meters for the complex, so please try not to waste water where you can.

 

Underground Car Park Spaces

The underground car park has 200 spaces. These were bought with the apartments and are allocated to apartments. You are only allowed to park in your allocated space.

​

Anybody parking in spaces which are not your own, will be fined.

​

If you need to use a parking space temporarily for guests, please ask your neighbours via the WhatsApp group, as often neighbours will kindly let you use theirs temporarily.

​

Car park spaces are not to rented out to non-residents. However, we do permit renting car park spaces to other residents of Granby Village.

​

If somebody is parked in your space, please notify the concierge as they can issue fines to the person parking in your space.

 

Parking Permits Venice Street

On the cobbled street of Venice Street next to 55-57 Whitworth St, there are spaces marked out. This road is private and we have access to parking spaces on the left of this street. Parking permits are available from the concierge. Parking spaces are available on a first come first‑serve priority and all the parking spaces may be in use.

If cars are parked there without permits, please let the concierge know as they will be fined.

Reading Your Electricity Meter

Every apartment has their own electricity meter in their meter cupboard. The meter cupboards are on every floor in all buildings. All the electricity meters are in the same meter cupboard for your floor. Many of our meters have now been moved to smart meters to allow automatic reading, however not all smart devices will be able to transmit to your in-apartment smart meter device, it will depend how far you are from your meter cupboard. Please speak to your electricity company for more details. The meter cupboards are generally kept locked. Please contact the concierge if you need access or a manual meter reading.

 

Water Stop Cock

If you need to turn off your water at the mains, your mains water stop-cock will be around your water tank in your water tank cupboard. The water can also be turned off from one of the risers in the corridor by the concierge in an emergency.

 

Economy 7 Heating and Electricity

When the apartment complex was built, all the apartments included Economy 7 storage heaters. This means they heat up bricks via overnight cheap electricity and then let the heat out during the daytime. They also heat up your water overnight. Most storage heaters have two controls, the smaller controls lets you decide how hot to heat the bricks overnight and how much heat to store. The second control selects the room temperature you want currently and will release vents to let air pass the hot bricks.

The heating Is turned on by a Economy 7 signal received by equipment in your meter cupboard. 

 

TV Antennas

The TV antenna system was replaced a few years ago due to erecting of the new tall building across the road from our complex on Whitworth St. This meant most building lost TV signal. The main antenna was moved to the top of Velvet House (the tallest building) and connected via optical fibres to all the individual buildings. This system has proved problematic and we have had the engineers re-visit a number of times for resets and fixes. If you have any issues please contact the Concierge or Scanlans who will be able to advise. All apartments have a TV Antenna port, some more than one.

There is not satellite service in Granby Village and satellite dishes are not permitted.

​

Pets

Pets are not permitted in Granby Village residents. This is part of the original leasehold agreement.

​

Water Leaks

One of the costliest and constant problems for Granby Village is water leaks. Due to the number and damage, our buildings insurance is one of our biggest bills as part of the Service Charge. We recommend the following:

  • Never leave a filling bath unattended.

  • Report any water leaks appearing in your ceiling immediately as action may be taken before it becomes a large fix.

  • Learn where your stop‑cock is to turn off your water, as you might need to use it in an emergency.

  • Turn off your water at the cock tap if you are leaving your apartment unattended for a long period, such as holiday.

  • Ensure that your water tank is replaced if you have an original one, these are the end of their life and are a constant cause of issues.

  • Ensure that any dropping overflows are fixed immediately.

  • ​

The concierge can turn off the ware to apartments if we can’t contact the owner to mitigate any leaks.

Owners need to pay the first £3000 of any building’s insurance claim. This means you are liable to pay £3000 to your flooded neighbours if you cause a flood from your apartment.

 

 

​Rodents​

Granby village has always had a mice problem. This is particularly problematic in some of the buildings. Incidents have noticeably increased since lockdown. The rodents are present in the buildings hidden spaces behind the walls and ceilings.

 

Some individual apartment have rodent problems and others don’t. The common cause is gaps between the inner apartment box and the spaces in the building infrastructure. This is particularly common around kitchen and bathroom areas where the building service such as sewer pipes and extractor fan pipes breakthrough into the kitchen or bathroom. If you properly seal these gaps and remove food, this will reduce your chances of rodent problems.

 

The complex regularly has pest control around laying poison in communal areas, but they cannot access the infrastructure between apartments and floors where the rodents travel.

 

 

Service Charge 

Aa per terms of the original lease. All apartments’ owners pay the same. We have one-, two- and three-bedroom apartments of varying sizes, but they all pay the same. Any changes to the lease would have to be voted for by 100% of all residents and therefore this is not realistic to change in future. 

What it includes:

  • Electricity for common areas

  • maintenance for the common areas

  • Cleaners for the common areas

  • Gardeners

  • Buildings Insurance

  • Two 24-hour live-in concierges

  • Internet for some communal areas such as the gym.

  • External Window Cleaning

  • Access and running of the leisure centre.

  • Water and waste bills

 

The Service Charge is billed for every six months in advance. This can be paid for monthly, 6 monthly or annually in advance.

Planned Capital Expenditure Fund

The rest of the Service Charge is put into a fund to pay for emergency maintenance and planned redecoration for other required capital expenditure. Planning for these capital costs are included for many years in advance to allow no surprise costs for the Apartment owners where possible. Current large capital costs include planning for next redecoration, roof replacement, external painting and replacement of the lifts.

​

 

99 Year Lease and extensions

All apartments were originally created with a 99-year lease. However, as Granby Village Management Company Ltd also owns the freehold, this can be extended to 999 years with only having to pay the fees of your own solicitor. Granby Village Ltd (The Management Company) will not charge owners/leasers for this extension.

 

Comptons Solicitors LLP have previously been used by residents as their solicitors to extend their lease as they provided a discount for Granby Village residents.

Annual General Meeting and Accounts

All apartment owners are entitled to attend the annual AGM. Here the directors will present the budget, costs and take questions from owners. The accounts for Granby Village Management Company Ltd will be sent to all owners including breakdown of expenses once a year. Renters are not allowed to attend these meetings and these are only for owners.

Windows

The windows are responsibility of the apartment owner and is not included in the service charge. Due to the apartment being listed, only approved ‘like for like’ windows are allowed to be used. The window-beading opens externally, meaning the glass can only be replaced form the outside. During the six-year external redecoration cycle when scaffolding is installed on the exterior for painting and other maintenance, it’s a good opportunity to get access to the higher level windows and maintain these. During these redecoration cycles the management company will reach out to residents for quotes to individual apartment owners for quotes, or apartment owners can use their own company. 

​

Note that as we are in a conservation area, only like for like wooden windows can be used. UPVC windows are not allowed.
