Planning Objection – Act by Friday 23rd but please get objections in ASAP.
The deadline has been extended to Friday 23rd but please get objections in ASAP.
The directors are advising our residents to quickly review the planning essentials and put in planning objection urgently.
The attached document explains, in detail, the planning grounds to object to the development on the Pendulum Hotel site further down Sackville St.
Follow this link and search on application and raise your objection:
Please search on Reference Number: 144791/FO/2025

Use this as a guide to set out your own planning reasons when submitting an objection. It doesn't have to be lengthy but it's useful if you give a reason for each point of your objecting. Make sure you say 'Objection' in your comments.
Please note that this version differs slightly from the one previously issued as it includes (1) a final section detailing the principal policy and guidance documents used in drafting the notes and (2) a minor correction to wording to make a particular paragraph more accurate. This latter does not alter the principle of the objection being made. The paragraph is the one starting "Three of the four towers are aligned along the north boundary of the site ….” and which immediately follows the objection in bold text regarding the scale and massing of the proposal that starts "The proposed scale and massing, which includes four towers of 50, 33, 24 and 17 storeys, is not just uncharacteristic of the surrounding landscape context but would be overwhelming ….”
PLEASE take a few minutes this week or early next week to submit a formal objection to Manchester City Council.
Every individual objection counts and helps demonstrate the scale of local concern. Every member of your household can lodge a separate objection.
Key reasons to object (very brief)
Towers up to 50 storeys – completely out of scale
Serious loss of daylight and sunlight to homes and our gardens in Granby Village
Harm to heritage and the conservation area we sit in.
Poor street design, wind impacts and heavy servicing and congestion from 2500 student beds.
Over-concentration of student housing (c.2,500 beds)
Years of construction disruption and traffic
Sets a damaging precedent for future developments
In short: this is an inappropriate overdevelopment that would cause lasting harm to residents and the area.
In addition to the advice note document already sent out, please find attached a list of the principal policy and guidance documents used when drafting the note
